CoreLogic Australian Dwelling Values Index, showing national average prices 1.3% below record level.

Australian house prices are on the verge of setting a new record, despite the Reserve Bank of Australia’s interest rate hikes. With all of Australia’s major banks predicting huge house price falls, this hasn’t happened due to a number of factors, including:

  • Strong population growth: Australia’s population is growing rapidly, putting additional pressure on housing supply.
  • Government policy: The government’s stimulus spending during the pandemic has helped to support the economy and boost demand for housing.
  • Low rental vacancy rates: Rental vacancy rates remain near their record lows, which is keeping rents high and supporting house prices.

Australian house prices are on the brink of setting a new record, with some cities already back in record territory. CoreLogic research director Tim Lawless said, “Brisbane looks set to reach a new record high in October, with home values currently only 0.6 per cent below their previous peak.” National average prices are now just 1.3% below their record level.

The Bureau of Statistics measures rents by tracking actual prices paid on average. This means that even when asking rents stop rising, rent inflation will continue to rise for some time.   • Soaring house prices: The cost of housing is continuing to rise, making it even more difficult for first-home buyers to afford a home.

As a result, the proportion of first-home buyers in the market has been falling. This is having a negative impact on the Australian Dream, as many young people are unable to afford to buy their own homes.

The government needs to take steps to make housing more affordable for first-home buyers. This could include increasing the supply of affordable housing, providing first-home buyer grants, and easing lending rules.

If the government does not take action, many first-home buyers will be forced to rent for longer, or even put off their dream of owning a home altogether.
