The rate of growth in Australian construction costs has slowed to its lowest level since 2020.

The cost of building a new home in Australia has slowed in recent months, with the CoreLogic Cordell Construction Cost Index (CCCI) rising just 0.7% in the June quarter. This is the lowest quarterly growth rate since September 2020, and well below the 10-year average of 1.2%.

On an annual basis, the CCCI rose 8.4%, still high but an improvement on last year’s 11.9%. CoreLogic Construction Cost Estimation Manager John Bennett said the slowdown in construction costs was due to a number of factors, including

• A decline in demand for new homes as rising interest rates and inflation make it more expensive to borrow money.

• A fall in the cost of materials, as some of the sharp price rises seen last year, have started to ease.

• A fall in labour costs as the tight labour market starts to ease.

However, Mr Bennett warned that there is still some volatility in construction costs and that the industry still faces challenges such as rising wages.

Eliza Owen, Head of Research at CoreLogic, said that the slowdown in house building costs is good news for inflation as it is one of the largest components of the Consumer Price Index (CPI).

Ms Owen also noted that the established housing market has begun to recover in recent months, with CoreLogic’s national Home Value Index (HVI) recording four consecutive monthly increases.

She said this was due to an imbalance between supply and demand, with strong demand for housing continuing to outstrip available supply.

Ms Owen said the housing market was likely to remain volatile in the short term, but that the long-term outlook was positive, with population growth and rising incomes supporting demand for housing.
