Australian Property Market Nears Historic Peak: An Insight

The Australian real estate market is on the brink of reaching an all-time high, with the national Home Value Index (HVI) up by an additional 0.9% in October. Having risen from a low point in January, the national HVI has seen an increase of 7.6%, leaving the index just half a percent beneath the historic high recorded in April last year.

The Pace of Growth

“At the current rate of growth, the national HVI is expected to reach a new record high by mid-November,” says Tim Lawless, CoreLogic’s research director.

This potential achievement comes after recovering from a 7.5% drop in values recorded during the recent downturn from May 2022 to January 2023. Despite consistent increases in housing values across most capital cities, the quarterly pace of growth trend has slowed down noticeably.

Quarterly Growth Trends

In the three months leading to June 2023, capital city home values rose by 3.7%. However, this growth trend has since declined to 2.6% over the three months leading to October.

The slower growth rate can likely be attributed to higher advertised stock levels and stretched affordability. With a surge of new listings coming onto the market, it’s doubtful that buyer demand will keep up as we move into spring amid high interest rates and low sentiment.

City-wise Value Growth

Dwelling values increased across all capital cities except Darwin, which saw a decrease of 0.1% for the month. Perth’s rise (1.6%), Brisbane (1.4%), and Adelaide (1.3%) continue to outperform other capitals.

Three capitals have seen dwelling values rise by over 10% in the first 10 months of the year, led by Sydney (10.9%), Perth (10.8%), and Brisbane (10.2%).

Recovery in Brisbane

Brisbane’s housing values experienced a nominal recovery in October, wiping out the previous 8.9% drop in values to reach a new record high. Perth and Adelaide are also at new record highs after recovering from shallow downturns earlier this year.

However, the remaining capital cities have some distance to cover, with Sydney values 2.2% below their January 2022 peak and Melbourne values 3.7% below the March 2022 peak. Hobart values remain the furthest from their recent high, still 11.6% below peak levels.

Regional Markets

Regional markets continue to trail their capital city counterparts. The combined regional index was up 0.7% in October compared with a 0.9% rise across the combined capitals, and this trend of higher growth in the capitals was evident across every state.

A Detailed Overview

“Despite the slower pace of growth, every state region recorded a rise in home values over the month, except Regional Tasmania where values were flat,” says Mr Lawless.

Similar to the trend in the capitals, Regional Queensland, WA, and SA are showing stronger conditions with each of these state regions at record highs in October.

Other Regions

Out of the 307 SA3* regions analysed nationally, 41 (13.4%) recorded a drop in value over the past three months. Most of these were located in Regional Victoria (11 SA3’s) and Regional NSW (6 SA3’s).

Regional Victoria remains the softest of state regions, with housing values essentially flat (-0.2%) over the rolling quarter, holding 7.2% below the May 2022 peak. These soft conditions come amid rising stock levels, which are 27.2% higher than a year ago and 11.1% above the previous five-year average, along with low demand, with estimated sales activity tracking 17% below the previous five-year average.
