Despite high-interest rates, the Australian housing market continues to show strength, with rising clearance rates and more listings as sellers take advantage of favourable conditions.

The cash rate was unchanged at 4.1% in September, the third consecutive month at this 11-year high. Meanwhile, another key housing indicator has been rising steadily, signalling continued strength in the housing market despite the challenges associated with mortgage servicing.

New data from Domain shows that the clearance rate, which measures the proportion of homes advertised that are successfully sold, rose in August. It reached 69.6 per cent for the combined capital cities and 52.7 per cent for the combined regional areas. This represents an impressive annual increase of 16.5 per cent for capital cities and 13.3 per cent for regional Australia.

Each capital city experienced both monthly and annual increases in the clearance rate, contributing to a 24-month streak of improvement.

Domain’s Head of Research and Economics, Dr Nicola Powell, sees these figures as a positive sign for the upcoming spring selling season. Although the clearance rate hasn’t quite reached June’s peak, it remains strong compared to recent years. This is the most robust stretch of clearance rates in two years for the combined capital cities and the strongest since April 2022 for the combined regions, suggesting that selling conditions remain favourable, particularly with increasing auction listings.

Buyers are finding more options earlier than usual, with the number of listings increasing as winter draws to a close. Dr Powell notes that the steady increase in volumes in recent months, combined with improved clearance rates and growing confidence, is likely to be motivating sellers to return to the market and increase supply. This trend is expected to continue into the warmer months.

NAB Home Ownership Executive Andy Kerr highlights that the continued hold on interest rates, even at an 11-year high, is providing mortgage holders with much-needed stability and a clearer picture of their household budgets as they deal with rising living costs. For those whose fixed-rate mortgages are coming to an end, this stability provides a sense of security as they transition to other financial arrangements. While some economists predict that the cash rate will remain unchanged for the rest of the year, it is expected that renters will continue to face challenges. Construction levels have not risen sufficiently to meet the shortage of supply, keeping upward pressure on prices and rents.
