Despite regional house value growth over the past five months, new analysis shows that many markets are still suffering from high interest rates.  CoreLogic’s quarterly Regional Market Update shows that 18 of the 25 largest areas recorded an annual decline in house values over the year to July 2023.

Queensland was a big winner when it came to regional market capital growth, including Central Queensland (2.7%), neighbouring Mackay-Isaac-Whitsunday (1.2%), Toowoomba (0.7%) and Cairns (0.5%).  CoreLogic Australia Head of Research, Eliza Owen indicated that despite regional Australian home values rising for the past five months, they remain -5.6% below this time last year and sales volumes are down -21.3%.

While the market is beginning to recover, value growth is largely being led by capital city markets, reflecting weaker housing demand across regional Australia, as demographic patterns normalise.  Year-on-year growth has been hard to find across regional Australia over the past 12 months. The markets that have grown have largely been more affordable and more rural. Presumably, lower-value assets have been more resilient to increases in interest costs because they require less debt.

Every region recorded a decline in the volume of house sales in the 12 months to May.  The Southern Highlands and Shoalhaven region recorded the largest fall in sales (-33.6 per cent), the largest vendor discount (-6.7 per cent) and the longest time on the market (79 days).  The easiest way to characterise the markets most affected by interest rate rises was undoubtedly by price point.

The higher the value of the market, the more likely it is that it’s underperformed over the past year. But the good news for sellers is that these markets appear to have passed the bottom of the downturn. While there are still some headwinds on the horizon for the performance of the housing market in general, popular high-end markets may start to stabilise as mortgage rates move closer to a peak and capital city markets become more expensive.
