Australia’s Housing Market Defies the Odds: $10 Trillion and Counting

12 September 2023, Gold Coast Real Estate News & Articles – Craig Douglas, Gold Coast Independent Real Estate Agent 0418 189 963

Australia’s housing market has once again surpassed the $10 trillion mark, a significant achievement. This resurgence is being driven by rising house prices and an expanding housing stock, which together were valued at $10 trillion at the end of August. Importantly, this is the first time since June that the housing market has been in double digits. 2022.

The driving force behind this revival has been rising property values. Australia’s median house value reached $732,886 at the end of August, coinciding with an increase in the housing stock to around 11 million properties. This upward trend in house prices began in March, with values rising by 4.9% up to August.

This increase has effectively erased half of the previous downturn, which saw national house values fall by -9.1% between April 2022 and February 2023. Currently, house values are only -4.6% below their peak in April 2022.

Remarkably, this recovery in house values has continued despite significant challenges, including a cost of living crisis, subdued consumer sentiment and four interest rate rises this year, the fastest rate hike cycle on record. So how sustainable is this recovery? Several reasons could explain the continued rise in house prices.

Net overseas migration stands out as a key catalyst. A combination of returning overseas arrivals and a decline in overseas departures has boosted housing demand. This trend is supported by the low average number of people per dwelling in major cities, which increases demand and competition in the property market, especially with rental vacancy rates at historically low levels.

Prudent use of savings, equity and profits could also be playing a key role. Homebuyers may have used their savings, profits or existing equity to purchase property rather than relying primarily on borrowing.

This shift has contributed to recent house price growth, particularly as Australian Bureau of Statistics (ABS) data showed a decline in lending volumes and values in June and July. However, the sustainability of this trend remains uncertain, with ABS national accounts data pointing to a decline in the household saving rate.

Finally, supply constraints have also played a role in the housing market recovery. Despite a surge in new property listings ahead of the spring selling season, the overall volume of property listings remains relatively subdued. For example, in the four weeks to 3 September, total listings across Australia were some 23.4 per cent below the previous five-year average.

Looking ahead, the future of the housing market remains uncertain. While there is an emerging consensus that the Reserve Bank of Australia (RBA) may have completed its interest rate hike cycle, borrowing remains constrained by a relatively high servicing buffer.

The slowdown in economic performance could also impact mortgage affordability. The housing market is expected to soften towards the end of the year, with a more robust recovery dependent on easing credit conditions.

The Australian housing market has shown remarkable resilience in the face of recent challenges. Nevertheless, close monitoring of the market’s performance remains essential given the uncertain outlook.
