3 Steps to Selling Your Home
Step 1. How much is your Home Worth?
The first step is to have a Market Indication for your home sent to you by TEXT, with no obligation and no harassing phone calls (now that’s not your usual Real Estate Agent).
The indication that I provide is derived from recent sales activity in and around your suburb.
Step 2. Focus and Narrow the Market Indication.
The second step has the Market Indication narrowed further, through requesting an industry-standard (and required by law), Comparative Market Analysis (CMA).
A CMA is a highly focused and detailed market indication of your home’s value. It is based upon recently Sold and For Sale, similar properties to yours in the immediate area.
In order to generate a CMA, all I need is for you to show me around your home, so I can then generate a report comparing it to other properties in your area.
At any stage, you can request a CMA from me HERE, and it is 100% FREE, with NO obligation.
Step 3. When you are Market Ready.
The third step is placing your home on the market, at a price that is within market expectations; I have a mini-eBrochure that discusses this very important point, and the pitfalls of trying to sell above market value.
To begin the process of selling a home, it starts with completing a Queensland State Government document, called a Form 6. When you are ready to place your home on the market, I will have a Form 6 available.
There are steps beyond the above that I will manage and arrange on your behalf, such as:
- Documentation.
- Organizing internal photography of your home.
- External photography.
- Drone images; a good idea in the majority of cases.
- Marketing.
- Sales enquiries.
- Showing your home in person or via video.
- Negotiating with potential buyers.
5 eMails About Selling Your Home
When you request a Market Indication by TEXT, I will also provide you with 5 mini-eBrochures by email, once a week over five weeks.
The 5 mini-eBrochures (listed below), provide information about selling your home:
1. How one couple followed my advice and made an additional $120,000.
2. An introduction called “Determined to be Different.”
3. Steps to consider when interviewing a Real Estate Agent.
4. What happens when you try to sell Above Market Value.
5. The Red Herrings Surrounding Commission Rates.
Let’s start with
