“Should I wait for the right time of year to sell?”
It’s a fair question, and the truth is, timing does matter, but probably not in the way most people think.
Let’s take a look at what actually changes throughout the year on the Gold Coast, what to consider before choosing a selling window, and how to make the most of your timing.
Seasonal Trends on the Gold Coast
Here’s a quick overview of how the local property market tends to behave month to month:
Summer (December to February)
- Buyers are around, but many are distracted by holidays and school breaks.
- Inspections can slow down around Christmas and New Year.
- Waterfront homes often shine during this period, with peak lifestyle appeal.
Worth it? Yes, if you’re selling a lifestyle property or ready to hit the market early in January.
Autumn (March to May)
- Often considered one of the best times to sell.
- Buyers are refreshed and focused after the holidays.
- Weather can be unpredictable (it’s our wet season), however, properties photograph well, and gardens still look great.
Worth it? Absolutely. Many well-prepared homes list in March and April.
Winter (June to August)
- A quieter season overall, but less competition means your property may stand out.
- Serious buyers are still active, just fewer lookers.
- Days are shorter, so open homes need to be well-timed.
Worth it? Yes, especially if you’re motivated and your home shows well in winter light.
Spring (September to November)
- The most popular selling season.
- Properties tend to present well, gardens are in bloom, and the weather helps.
- High supply can mean more competition, so presentation matters.
Worth it? Definitely, but only if you’ve prepped your home properly.
Is There a “Best” Month?
There’s no single magic month to sell. But if you’re aiming for maximum buyer interest, early autumn (March–April) and mid-spring (October–November) are historically strong across most Gold Coast suburbs.
That said, what matters more than the calendar is your own situation:
- Are you ready to sell emotionally and financially?
- Have you done any repairs, decluttering, or prep work?
- Do you have somewhere to go once your property sells?
Suburb-Specific Timing Matters Too
Timing can vary depending on where you live. For example:
- Surfers Paradise and Broadbeach often see strong activity year-round due to high investor interest.
- Family-focused suburbs like Robina or Helensvale pick up during school terms.
- Beachfront or canal homes tend to attract lifestyle buyers around spring and summer.
