My house hasn’t sold in months, should I change my Agent?

In most cases, the answer is no, you should not change your agent just because your property hasn’t sold in months. The primary reason a property remains unsold is typically the asking price. It’s possible that the original price was too high for the current market. Property markets are dynamic, influenced by factors such as economic conditions, buyer demand, and competition from other properties.

If your property is priced above what similar properties in your area are selling for, it may deter potential buyers and result in extended market time. Rather than immediately considering a change of agent, I strongly recommend that you take the following steps:

Re-evaluate Your Asking Price

Work closely with your current agent to analyse the market and compare prices of recently sold properties in your area. Adjusting your asking price to reflect current market conditions can make your home more attractive to buyers.

Evaluate Your Marketing Strategy

Ensure your property receives the exposure it deserves. Discuss marketing tactics with your agent, such as online listings, professional photography, virtual tours and open house feedback. Effective marketing can significantly impact the visibility and appeal of your property.

Consider the Presentation of Your Property

Assess the condition and presentation of your home. Simple improvements, such as tidying, staging, and minor repairs, can enhance the property’s appeal and potentially increase its value.

Discuss Feedback

Ask your current agent for feedback from potential buyers who have viewed your home. Their comments are likely to provide valuable insight into areas that need improvement.

BE PATIENT

Property transactions often take time, and the right buyer may not have come along yet. Patience is essential in the selling process. If the price is about right, then it comes down to time.

Review Your Contract

Before considering a change in agents, review your current listing agreement and discuss your concerns with your current agent. You may need to wait until the contract expires before making a change.
